Our Services include:

Finder Service

Our Finder Service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and if required an inventory. Following this, the first month's rent and a security deposit will be collected. These will be credited to the Landlord less our agreed fee. Checking in the Tenant, Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.  We offer a Tenant Check-in and Check-out service if required.  Please contact us for our full range of Landlord  Services. 

Rent Collection

This is our rent collection service and includes everything our Finder Service offers as well as checking the tenant in against the inventory. However during the tenancy we will be responsible for collecting the rent from the tenant and automatically crediting the Landlord’s nominated bank account, less our agreed fees.

Full Management

Our full management service is suitable for those Landlords who wish to have less involvement with their rental property.  It offers the above plus carrying out periodic inspection visits, dealing with all property matters and tenant issues on your behalf. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.Collecting and processing of rental payments is included with this service. These will be credited automatically to the Landlord's nominated bank account, less our agreed fees.

As part of this service we offer Free Rent Guarantee Insurance for the term of the initial Tenancy Agreement (whether for 6 or 12 months). After the expiry of the initial Tenancy Agreement a charge will apply – individual quotations available upon request. Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable.This Service is suitable for those Landlords who are not residing locally, or would rather not deal with the tenants directly, preferring all aspects to be handled by an Agent. The security deposit is held by us until the end of the tenancy agreement.

Contents Insurance Cover

On a new for old basis for loss or damage caused by fire, aircraft, smoke, malicious persons, lightning, explosion, impact, theft (by forcible means), subsidence, riot/civil commotion, storm, flood, escape of water or oil leakage, breakage of mirrors or glass in furniture, replacement of locks following theft of keys, and loss of rent up to 20% of the sum insured following damage. Also includes landlord's liability.

Legal Expenses:

You may be unable to collect the rent, your tenants may damage or remove your personal possessions, or they may cause a nuisance to your neighbours. All these problems can be resolved by legal action but this is expensive. This cover includes all of your legal expenses up to £50,000. There is no policy excess to pay.

Rent guarantee

This policy provides total peace of mind for landlords. Cover includes the rent you are expecting from your property until vacant possession is obtained for up to 12 months (excluding the first month's lost rent). Additionally, cover includes 50% of the rent for up to 3 month's after possession is obtained whilst a new tenant is found. All related legal expenses are included.
