Landlords. Will you be ready for EPCs?

From 1st October 2008, all rental properties with a new tenancy in England and Wales will be required to have an Energy Performance Certificate (EPC)

An EPC is an Energy Performance Certificate which looks very similar to the energy Labels found on fridges, washing machines and other domestic appliances. The energy efficiency and environmental impact of of your property will be rated on a scale form A-G (A being the most efficient and G being the least). Current running costs for heating, hot water and lighting will also be shown on the certificate, together with a list of energy saving improvements.

Prospective tenants will be able to see at a glance how enefty efficient and environmentally friendly properties are. It is recommended you have an EPC in place as soon as possible particularly if your property has a high turnover of tenants. The cost of an EPC will vary between £60-£120.

EPCs will be commissioned y an accredited Domestic Energy Assessor who will visit your property to assess the age, construction current fittings etc.
